Neighborhood Comp Check can assist and/or guide you and your customers in your valuation needs.  Most agents utilize NCC services to help them price a home according to what a lender might appraise the property for in today’s market, and as a part of a listing presentation to compliment a CMA / seller packet.

The NCC value analysis is designed to mirror the research and conclusions that would take place if a full appraisal (includes inspection of the property) were to be completed.  This analysis is “desktop” based and no inspection of the property will take place. The methodology employed in analyzing and selecting “comparable” sales data is based on fundamental appraisal principles in addition to the most current and very specific lending guidelines.  The accuracy of the findings is based on the accuracy of data provided to the analyst, ancillary information, i.e. photographs and commentary, as well as the accuracy of public records.
